A property management platform built for landlords facing the Renters' Rights Act

Landlords were tracking properties, tenants and safety certificates across spreadsheets and email, just as the Renters' Rights Act raised the cost of getting it wrong. We built the platform that replaces it.

Landlords and letting agents were running portfolios on spreadsheets, email threads and paper files, with no reliable way to see rent status or catch a safety certificate before it expired.

The problem, in business terms

Being a landlord has always involved a certain amount of admin. What changed is how expensive it became to get that admin wrong.

The Renters' Rights Act 2025 came into force in England on 1 May 2026 and reshaped the private rented sector in a single step. Existing assured shorthold tenancies became periodic, Section 21 no-fault eviction ended, and a landlord wanting a property back now needs a valid ground rather than simply a notice. Alongside that came new duties on written terms, restrictions on how rent is advertised, and a wider enforcement regime with higher civil penalties.

Sitting underneath the new rules are the obligations that were always there and have never been forgiving, because they are deadline-shaped: a gas safety certificate, an electrical installation condition report, an energy performance certificate, a right-to-rent check. Each one is fine until it quietly expires.

The way most portfolios were being run made that likely rather than unlikely. A spreadsheet for the properties, an email thread per tenant, a folder of scanned PDFs, and a memory for when things were due. That works at two properties. At twenty it is a matter of time, and the failure mode is not an inconvenience, it is a legal exposure.

The same fragmentation hid the money. Whether rent had actually landed, which tenant was in arrears and what the portfolio was really yielding were all questions that took an afternoon and a spreadsheet to answer.

There is more coming, too. The private landlord database begins its rollout from late 2026, with a private rented sector ombudsman expected to follow. The direction of travel is towards landlords having to evidence compliance rather than simply assert it, which is a great deal easier when the evidence is already in one place.

What we built

A single platform covering the whole lettings lifecycle, for individual landlords, property managers and letting agents alike.

Portfolio and money

  • A real-time dashboard covering occupancy, rent status, upcoming tasks and compliance deadlines in one view.
  • Automated rent tracking with reminders, statements and arrears monitoring.
  • Yield and financial reporting across the portfolio, so performance per property is a glance rather than a calculation.
  • Xero integration, so the accounting side is not a second round of data entry.

Compliance, which is the point

  • A compliance calendar with automated reminders for Gas Safety, EICR and EPC.
  • Centralised, secure document storage, so the certificate and the record of it live together.
  • Tenant referencing covering landlord and employer references, ID validation, AML screening, right-to-rent checks and affordability assessment.

Tenancy operations

  • Digital tenant applications and onboarding, from enquiry through to move-in.
  • Maintenance logging and contractor coordination, with a clear history of work done.
  • Multi-portfolio views, client reporting and team collaboration for agents managing on behalf of others.

Payments run through Stripe. The platform is built in TypeScript and C#, hosted and monitored by us.

The result

Landlords and agents get the thing the spreadsheet could never give them: one place where the state of the portfolio is simply true, and where a compliance deadline surfaces before it becomes a problem rather than after.

The commercial model was a deliberate decision too. Core property management is free, with unlimited properties and tenants and no subscription, and the paid element is tenant referencing charged per reference. The software does not charge rent on itself for existing.
